The 6 Best Kitchen Staging Accessories that Sell!
- Hits: 5043
Staging the kitchen for sale can make the difference between a quick sale or having your home linger on the market for months. Kitchens rank very high on a home buyer’s priority list and can make or break a home sale.
A buyer wants to be able to envision living in that house, so think very nicely appointed hotel suite. All the touches so you know what to do in each space of each room, and none of the personality to tell you who was here in this room before you got there. No one wants to walk into a hotel room before the maid has cleaned up all the tell-tell signs of the last occupant! Obviously, you're still living there in your new hotel-home so the basics stay and the personal stuff goes! Your home will sell faster and most likely for more.
So what to do in the kitchen before open house or viewing?
• Clean all appliances. If they really look out of date, research the cost for new ones as you may get the money back.
• Clear out the dishes. Remember you will be moving anyway, now is the perfect time to decide what you want to get rid of and donate. Leave behind one matching set of dishes in the cupboard and display them neatly. Buyers will open the cupboards and this way they can see how the cupboard space is used and how spacious it is.
• Same goes for food, clean out cabinets and the fridge! Put a few remaining food items back in neat rows.
• Clear out every single drawer, sort it out, and put back only the things you need. Repeat, you are going to have to do it anyway!
• Once everything is cleaned out, begin to set up the ambiance and décor. Place some kind of feature on your counter. It could be an orchid plant or a big bowl of oranges or lemons. Have the table set with plates and napkins and a seasonal centrepiece...
1. Fruits and Cookbooks
Display some colorful fruit in an attractive bowl or basket. Oranges, limes and lemons add a fresh splash of color touch to any kitchen. During the holidays fill bowls with pomegranates, mandarins, pumpkins etc. Or fill a wire basket with natural colored eggs if you want to go for the modern artsy natural look!
The idea is to convey the message that this home is well cared for, kept up, and loved. If you use flowers to accessorize, be careful to keep an eye on them. Drooping flowers can undo the good work you’ve done.
If you want your home to look larger than it really is you can use bright and vibrant colors like yellows and bright greens! The main positive psychological properties of green colour are peace, balance and harmony. It can rejuvenate and restore, giving the feeling of being connected to nature and feeling safe and secure. Yellow communicates refreshing, new life and new beginnings!
Use welcoming orange colours during fall to make your kitchen look warmer! Put pumpkins and squashes on the tables and on the kitchen island. Twigs, pine cones and bright leaves are cool and add a warm touch. :)
If you have room at your kitchen island for seating, be sure to have stools or chairs in place. This will let home buyers know that it’s a great place for visiting while they cook. Don't place too many chairs around the island in the attempt to impress home buyers by how many people can be seated there. The effect will only make your kitchen look crowded.
3. Unique Kitchen Appliances
The most important thing about appliances, whether they are stainless steel, white, black, green or red.. is that they should all match. Limit yourself to no more than two appliances on the countertops for staging IF you have plenty of counterspace. For small kitchens, remove all appliances.
4. Colourful Dishes and Water Bottles
If you have open shelving or glass-fronted cabinets, limit the number of accessories on display. Keep them neat and arrange in odd numbers. Use a light color palette and don’t use more than two or three different tones. Cool colors -blues, purples and greenswill cause a space to visually recede!
5. Think Green
One important element that will instantly add life and a feeling of hominess to a living space is the presence of something green. Some greenery like ivy and ferns can look too country but a few large leaves or tall flowers and sticks in a simple glass vase can be very modern and give a room an updated look.
Another option for a dash of green in a room is to go for a more clean and modern look. Fill a glass bowl or clear glass cylindar vase with small or lage size green moss-covered decorative balls. They are so chic and contemporary and give just the right amount of green.
Brass hardware can be a good way of freshening up a kitchen. The warmth of brass is surging again and looks equally as appealing next to warm grays and wood surfaces as it does against cooler white or black tones.
Then on open house day bake some cookies for the cookie smell in your home and put out refreshing spa water. (Don't have time to bake from scratch: okay, buy the frozen dough and bake it for the smell. Supplement your cookies with nice bakery selection of cookies or mini cupcakes.) Wow, this is a nice hotel, I would like to live here! Fresh baked cookies and cupcakes!
